What is the FHA 203K Program?
This program allows a homebuyer to purchase and renovate a property under a single mortgage. Typically a home in need of repair is purchased with one loan then renovated with a second mortgage. The 203K program allows this to be done in a single permanent loan. To be eligible, the property must be a 1-4 family property, has had a CO issued (Certificate of Occupancy) and is in need of repair.
As your consultant:
- We will meet with you and your contractor at the property to put together a Scope of Work outlining the necessary repairs along with any items you may desire that fit within your budget.
- We will offer suggestions or alternatives to a proposed scope of work that may save you money.
- We will complete all HUD required paperwork and forward to your lender.
- We will perform escrow draw inspections during the construction period at your request.
- We will ensure that the work completed is of a satisfactory quality that meets both yours and our expectations.
Our job is to help you through the renovation process by analyzing the renovation needs of the home, to putting together all the necessary paperwork and answering any questions you or your contractor may have. Our job is not to kill your deal but to look out for your interest as well as the interest of your mortgage company.
